Building a Spokane & Valley datasheet.

Hello fellow investors, I had a thought. I've been reading a lot concerning time management and efficiency lately, why not make a datasheet for all of Spokane and the Valley? The idea is simple, create a thorough and concise overview of the area.  Topics of interest are pricing, investor friendly Realtors, neighborhoods, crime rates, local laws, good contractor/handymen and portfolio & hard money lenders.  

The sheet can't cover everything under the sun but it can serve as a good starting point to the new investor (such as myself). It will also reduce time spent asking questions, searching the forums and all that. With that in mind...proposed template.

 City: Spokane and Valley.

 Map: To be added.

 List of contractors:

 List of handymen:

 List of real estate attorneys:

 List of investor specializing agents:

 List of local laws (or links to them):

 List of Portfolio lenders:

 List of Conventional lenders:

 Price guide for Spokane and Valley residential real estate:

Nice haves: One nice thing for the datasheet would be for someone to create an aerial overlay that labels neighborhoods by the ABCD classification, allowing investors to automatically avoid A and D areas and concentrate more on the BC areas.

I like it..   @James Wise  James did an ABCD map of Cleveland and then the local papers took pot shots at him 

redlining..   although only banks redline.. 

we just funded our first deal in Spokane yesterday so will see how it goes.. i did a flip there about 11 years ago did not go that well.. but the guy we had in charge was not experienced enough as it turned out. team now we have is uber experienced.
