Networking or Partnership opportunities in SnoCo
Hey All,
I'm looking for networking opportunities or places to talk about possible partnerships in the Snohomish County area.
I'm new to investing my own money in real estate, but I have been studying all the material I can get my hands on from BP, listened to and watched hundreds of podcasts and YouTube videos, and I grew up in a family of agents, appraisers, and loan officers.
I have a realtor in my immediate family that has been working in the Seattle area since 1985, and who is willing to kick me back a significant portion of their commissions. I have also recently started meeting with and being mentored by a local flipper who has been in the market since 2005, and is still going strong. He's put me in touch with some different lenders he uses, so I have started a relationship with a local HML account manager, as well as a national HML account manager.
Up until a few years ago, I worked different construction-type jobs from landscaping to building scaffold for commercial sites, so I still have a lot of good connections in that world, like a friend who is a lead at a painting company, one who does framing, a couple guys at "1-800-Got-Junk?" and another who installs insulation. I can always call on them to give me reccomendations for GCs and subs. I also speak fairly decent Spanish for a gringo (I understand a whole lot more than I can speak)
Long story short, what I lack in experience, I make up for with connections and ability to do targeted and meaningful research.
I have a bit of a dilemma in that last year my fiancé and I were considering house hacking, but at the time we only had enough cash for 3.5% down on an FHA loan. Our offers just weren't strong enough to compete, even back in Oct 2020 when we were looking. We ended up shifting our focus to SFHs we could eventually rent out and found a 3/2 we are in love with, which closed in November 2020. Our dilemma is that we wouldn't be eligible to move out and try again at the house hacking a multi until at least November 2021, and even then our home wouldn't cash flow without a refi.
I recently came into a bit of a windfall, and I'm looking to deploy it into real estate. My current "favorite option" is to start flipping houses, but I know how cut throat that business can be, especially with the state of the market, so I'm looking to possibly partner up with someone else, ideally someone who is already doing deals, though I know the majority of successful investors tend to fly solo. Any help, suggestions, or offers are appreciated!

What I bring: $70k cash, cheap realtor/access to the MLS, construction experience/not afraid to get my hands dirty, connections in the local construction industry, mentor who has been flipping for 15+ years, lender lined up for a HML (90% of purchase, 100% of rehab for 2 points @12%APR), steady job and healthy savings, flexible schedule, eagerness.
What you bring: open to considering literally any offer or help.
