Seattle Lawn Care Advice

Hi, I currently have one property, a single family rental in the Ballard neighborhood.  I provide lawn care for this property, and I do not pass the costs directly to the renter.  I would like to maintain the property, but also ensure costs are low for lawn care.  It's a small year, without any unique features/difficulties.  Do others have recos for easy to work with and cost effective service providers?  the one I am using is a bit pricey and I constantly have to play phone tag to adjust mowing frequency.
