Rudy, (& Robert), ran across this post and would love to catch up to see how you are doing in this market. Or Robert, if you have advice. I am also in Seattle, but lived in Cincy for many years, it's an area we are researching for multi-families.

I am looking for multi-families in Seattle. 4-6 units, give or take. Like many expensive markets, even if I can negotiate a better price, spruce up, and raise rents...I see pretty negative cash flows.  I'm sure this is a basic question, and I'm willing to look at a deal over the long term, but considering the high prices, the negative flows aren't trivial.

Open to advice, calculators, etc.  We've got $ to invest.

Hi, I currently have one property, a single family rental in the Ballard neighborhood.  I provide lawn care for this property, and I do not pass the costs directly to the renter.  I would like to maintain the property, but also ensure costs are low for lawn care.  It's a small year, without any unique features/difficulties.  Do others have recos for easy to work with and cost effective service providers?  the one I am using is a bit pricey and I constantly have to play phone tag to adjust mowing frequency.
