Can anyone assist with obtaining a cash out refinance for the following circumstances

I'm a foreign national using an LLC

I purchased a SFR in MI in November last year with cash.

Most interested to hear from lenders who can provide the following

Seasoning period of 3 months or less

LTV based on ARV

Preference for hard money over private
