Im a REALTOR in Los Angeles and have a Canadian Foreign National client looking for a $1M+ loan but with around 20-$25% down while still keeping the interest rates low?

So far they have found a few 5/1, 7/1 ARMS for $1MM+ with 40% down

Is it possible to get loans this size at around 20-25% down? for a Canadian Foreign National?
