New Investor looking for Partner

Hello, I'm a new investor looking for a partner in Utah to help build my portfolio and share properties, whether that is fix and flip or long term holds. Fair disclosure- I have no experience with flipping. I do own a rental investment property in Orem that has been doing well and I'm looking to add to my portfolio. I have good income and a little capital to play with. I work a full time job but I do have free time to use. If this means starting out taking a smaller cut I'm fine with that, as I don't expect a mentor without providing value, whatever that may look like. I realize I'm not the most appealing partner due to my lack of experience, but with my income and reliability I'm hoping to find an experienced partner that I can work with and learn from. Thank you in advance! I'm interested in fix/flips (no experience), longer term buy and holds including Single Family, or perhaps a multi-family (duplex+). I can also assist with property management as I do have some experience with this as I managed my current rental property until I moved to AZ, now I have it under a PM. I'm now back in Utah and hoping to add to my portfolio. I currently have about 60-80k in equity in my rental and would consider a HELOC or refi to help with the next investment. Just need some guidance.

@Michael Rodrigues I know America First Credit Union offers an 80% LTV HELOC on rental properties...my buddy has two rentals and pulled HELOCs on both as well as his primary allowing him to put down payments on a few flips. He and my wife and I currently have 4 in the rehab phase and another one under contract. PM me and I'd be happy to explain exactly what we are doing (deals we jumped on, our HML, rehab teams, agent etc).
