Hello I am looking to buy a property, I've noticed that everything in central is extremely cheaper than any other part in the city. I do not mind some of the areas however I do know that anything close to dyer street is one of the most undesirable streets. Now with that being said I would appreciate any help advice or comments any input regarding that area. Thank you.

I'm looking for very distressed units with heavy rehab
Possibly a duplex/Triplex or fourplex. depending on how much rehabbing id need to do but It's no more than 50k a unit.
