The Fort Worth sub-market(s) analysis thread

We each know certain neighborhoods or sub-markets really well. I am starting this thread so that we can share that knowledge with each other and create a reference list broader than any one of us can put together on our own.  

Please post a specific neighborhood and ask or comment on these three questions:

  1. What is the neighborhood like (i.e. reputation, population, property types, etc.)?
  2. What is appealing / unappealing from an investor perspective?
  3. How is the area changing?
