Investing in Real Estate out of the US

I have listened to a few podcasts here at BP.com and have purchased the Set for Life book. I really want to invest in Real Estate, however, I live in Central America and many people I speak to about investing in real estate here say it is not like the US. Has anyone ever invested out of the US or better yet in Central America or Guatemala? If so, how does it differ from investing in RE in the US?
