Austin-Specific Tips for Finding off Market Deals

Alyssa Carpenter
Posted

Hey all,

I moved to Austin about 2 years ago. My partner and I recently bought a duplex in Round Rock (our first property) and are planning our next purchase, hopefully to be made by the end of 2021.

With properties from the MLS going for above asking in a day or too, it seems that that is not the place to find deals, and that off market buying is the way to go.

Has anyone had any luck with any particular strategies? Direct mail, cold calling, hand written notes, probate, etc? I would love to hear any tips!

Also would love to hear any thoughts from just walking around Austin. There are so many properties that are distressed and look ready for a flip or reno and rent, especially in the East Austin area. Is no one selling because they don't want to move? Not selling because they think values will keep rising? Maybe they haven't been approached yet?

I'm new to this so any insight is greatly appreciated.

@Alyssa Carpenter if you can develop a good relationship with a small to mid sized wholesaler that can work, it is where I have seen the best results for off-market. The larger wholesalers tend to mass market and now there are bidding wars there, not just the MLS. It can be tough to build that relationship without prior experience, but be genuine and make good on your word and intent when you do act.

If you are doing your own direct marketing (mailers, calling, knocking) I have seen people with the most success be persistent and specific.  Targeting a particular area and stay top of mind.   These folks are likely getting inundated with calls and letters as is.
