According to Redfin, Austin ranks in the Top 5 for net population growth and had the second-highest appreciation rate amongst the large US metros. For those of us on the ground, no surprise:

Austin has been exploding for years and COVID boosted it even more. I travelled to San Antonio back in high school with my grandpa. What a beautiful city. I still remember the canal walk and hiding in the shade to avoid the 100*+ heat. I'm sure it's prime for REI as well.
