Up and Coming Areas in Austin

Hi, I'm new to Austin real estate and was hoping to get some insight from the group about up and coming areas that seem to be gaining traction in Austin. In particular, I'm interested to know how the area of Crestview is perceived? I've heard mixed reactions ranging from old houses to dangerous areas. Would be happy to hear any opinions or thoughts on this area. Thanks!

@Kevin Yuan Crestview is the opposite of up and coming. It is a very mature part of town with million dollar new construction homes mixed with 1950’s bungalows ranging from $500k to $800k. The older homes that aren’t worth remodeling get torn down for new construction. It is central to everything and extremely popular.

If you want areas that are haven’t yet gotten the bright spotlight, you want the neighborhoods in northeast and southeast Austin. They have been predominantly lower income with few amenities, but are starting to see investors move in and fix them up. There is still a decent amount of land and builders are constructing several master-planned neighborhoods in these areas. However, due to high demand most builders aren’t selling to investors at this time.
