October home sales increased 22% in Cedar Park, 50% in Leander

In October, Cedar Park closed sales had a 21.6% increase from October 2019. Year-to-date sales, however, have decreased by 10.2%, according to Austin Board of Realtors’ October market report.

In Leander, October home sales increased 50% from 2019. Year-to-date, sales have increased 30% from 2019 year-to-date closures, according to ABoR data.

Average home prices have continued to rise in both cities. The average price in Leander increased by 14.9% from last year to $384,274. Cedar Park’s average sale price was $385,188, for a 14.5% year-over-year increase.

Both cities currently have limited inventory. Cedar Park had 0.2 months of inventory in October, and Leander had 0.4 months. In comparison, Travis County had 1.2 months of inventory and Williamson County had 0.7 months. Both counties’ inventories dropped year over year
