I own several duplexes with SF-3 zoning. Does anyone know the significance of being zoned SF-3. Are we able to tear down and build 3 or more units or add a unit to lot?  Is the lot more valuable to investors zoned SF-3?

SF3 zoning is for duplexes. I know the 3 is confusing but that is not indicative of the number of units allowed on a lot.
