Property Managers In Austin

I am new to the Austin real estate market and am looking to purchase a home to live in for a year and then rent out. Right now I am looking for a duplex that I can house hack or a single family rental that I can cashflow when I rent it out (based on current market conditions). 

After my initial research on rentals, it seems that talking to local property managers is the best way to get an idea of realistic figures for rentals. 

I'm wondering if I should just start contacting local property managers or if there is a better way to find someone who will be able to help me figure out which neighborhoods and types of homes are going to give me the best shot at having a cashflow positive rental. 

I have used some of the online rental calculators but have noticed that the figures they are giving me are very different from the active rental listings I have seen in Austin.

@Ian Lenny I've always had good luck with Rentometer and I self manage anything smaller that I can get too easily because it allows a lot more control on costs and vacancy
