VACANT LOT INVESTING

Hi. Craig here. Real Estate Newbie.

I came across a 5 ACRE Lot for sale for a lot less than the assessed market value. It's located right on the outskirts of a booming area about 45 minutes from Downtown. I suspect it to be filled with homes and businesses within the next couple of years based on the number of homes sold and built in just the last 90 days! There are scattered homes on big lots in the surrounding area which have values of 100K+ including one home at over $1,000,000! This 5 ACRE Lot is for sale for a little under $90K. Water, sewer, gas, electric all provided and only 5 miles from each level of school. No zoning ordinances. My gut is telling me this is a great opportunity but I'm not quite sure what I'm looking at. Any thoughts, tips, or willing partners?

This this reminds me of the time I visited a Norwegian buffet restaurant. About halfway through the line my eyes told me I was looking at mashed potatoes. My gut told me to get two big scoops. A few minutes later I sat down at the table with my family to eat. When I got to my mashed potatoes I was in the middle of telling a story as I put them in my mouth. Unfortunately for myself, my family, and the story I was telling, my mashed potatoes were not mashed potatoes as I had thought. It was creamed pickled herring. I publicly lost my lunch and my dignity that day. 

The moral of the story is if you're not experienced with what you looking at, don't trust your gut.
