Small Lot Amnesty Experience?

Hi all, as I've been doing research to figure out potential income producing additions to my home in North Loop and I came across Small Lot Amnesty which is allowed in this planning area. This is significant to me because my home was build in 1946 and is on a lot size of 5300 square feet and (below the 5750 requirement for ADU). I have noticed this loop hole has been somewhat controversial due to developers using this to build multiple new homes and tearing down older ones. However, I'm wondering if anyone out there has used this for their own personal benefit on their property and have an experience to share? I'm in the beginning stages and trying to figure out if its worth the investment to build over 200 square feet, and what my options are to maximize income potential. I'm open to everything at this point! I saw on a blog someone has even built an ADU, condo converted, and sold to share lot and taxes. I'm more interested in renting, however would love to hear some stories!
