Legal help with squatters in DFW

Hi Everyone! 

I've got two properties under contract right now in the Dallas area and both are dealing with some fairly difficult squatters. I can't get my end buyers comfortable with the deals (tenant won't accept cash for keys, making claims to ownership, etc.). Does anyone in the DFW area have a lawyer that could give me/my sellers an estimate on what they're looking at in this battle? 


These are two deals I've been working a few months on and really would like to find a solution.
