Buying land to subdivide and resell

Hi Dallas BP Community,


Do any of you have any experience buying 10 or more acres of land and then subdividing and selling it to small developers?

I made several buy and hold investments in the past but want to do something different than passive investing. 

I would love to hear if any of you made this kind of play work for you. Also, any resources on this kind of investing would be much appreciated.
