Hey everyone, I just moved to forney (east of dallas) I am looking to invest in my first rental property. Any advice would be great. Also is it bad to invest in a bad area? Thanks for any advice I don’t really know much about it.

I think you should look for a property close to your house as your first rental.  The market is high right now, but it is coming down. If you can't find a good deal, wait until you do.
