Special Warranty Deed

I purchase homes subject to the existing mortgage. My primary market is Dallas and Houston. I have the homeowner complete a sales contract and notarize a special warranty deed on the initial appointment. This allows me to close the transaction at a title company at a later date without additional signatures from the homeowner. Can anyone recommend a good real estate attorney to prepare warranty deeds and provide closing services for investors.
