Lease-purchase house hack

I'm looking to house hack in the grand Prarie area, and I'm thinking of using the lease-purchase route to acquire a property that is having difficulty selling.

My target is 3000ish sqft properties with wierd additions or priced too high, and I was planning on converting the addition into my own apartment.

Is this a deal a seller would be willing to take in the current market? Has anyone done something similar to this?
