Foundation Contractor/Structural Engineers - San Antonio

Hi Everyone,

I am currently looking at a property in San Antonio, it has "minor foundation problems". The foundation type is slab and GFA is roughly 900ft2. My aim is to determine the extent of the problem and cost of repair works to help analyze the deal.

I am looking for recommendations for:


A) Reputable Contractors able to price the repair works required 

B) Structural Engineers to inspect foundations

Also, would you recommend getting A & B to visit?

Lastly, say I do purchase the property and have the repairs carried out and there are no further issues. What impact will having foundation repairs on the property history have on the value of the property?

It's tough to find a deal here in SA that doesn't have some level of foundation issues. I like Arch Foundation Repair. They're based in Dallas, but have people here in SA. They expedite their quotes for real estate agents, which is awesome. There is a form on their site for that. I don't think there is any negative impact on the long term value, because it's so common here. People are glad to see that it was actually addressed. However, when getting the foundation repaired, it can often damage the plumbing and structure. The repair companies won't cover this damage. So, you should have a contingency on top of the foundation quote.
