Evaluating this rental
Hi all - looking at my first couple multiunits this year. Have good working capital and would be starting off with this (a larger one will be my primary residence ideally).

A few things concern me -
1) The area - I live north central (stone oak) area and have no concept of that state of town. I'm a transplant of 2 years.
2) I have the average breakdown of water/electric which is around 330 for the last 9 months. I'm just curious how to factor raises in that/potential missing winter seasonal stuff in.
Past that what do ya'll think? It's nothing fancy but it should cash flow positive
