When wholesalers provide costs to repair or revamp existing homes, how accurate are the calculations on their assumptions?

I operate construction projects and can see that many times their swag projections are no where in the ballpark.

It is very important to make a site visit and take measurements of the exact scope of work before bidding on these types of properties or risk major loses.
