Areas to focus on in Houston metro with a 60-80K

Hi there, looking for places in Houston metro to do a buy&hold.

Where are the best places I should look at, that rent with 900-1000$?

Also, if you have any thoughts about places to AVOID completely, that can also help a lot!

First thing people will probably mention is areas that flood - or have flooded on multiple occasions.  Good schools help also.

I think you can easily find areas with rents above that - in the $1200-$1500 range.  Sure you'll have to use some financing, but can still make a sizeable down-payment.  Hard to find but they are out there, if you are able to make enough offers and be persistent.  

Look for homes built between 1970 and 1990, less than 2250 square feet and just see what the map shows you - you might find that some pockets/areas of town seem to present themselves visually this way.  Use whatever settings you think make sense - others will a different opinion on these, and that's fine.  I do this sometimes using REDFIN, using whatever parameters, just to get a feel for what's going on where.
