Seeking for Recommendation of a Self Directed IRA Company

I am looking to transfer money from Roller Over IRA to a Self Directed IRA Company to either buy properties, or do private lending, or syndication to MFU deals....Anybody has any recommendations with a company that offer low fees and good service? In Houston we have Quest IRA but $300 a year just to hold the account there plus $125 per transaction...Are those fees good/resealable/high according your experiences? This would be my first time doing self directed ira...Looking for advice.
