Building a couple duplex units - New

I have been having some interesting conversations with a couple folks here locally - and we've decided to sit down and actually cost some of this out.

Probably the key here is finding the right neighborhood and a lot or two that are big enough. Plus we need an area with no major building restrictions, no HOA, etc.

Are there any other criteria that we should be looking at?  

What areas make sense in your opinion?

Not really interested in warzone areas, unless it is in a transitional area, path of progress, etc.
