How to determine mom and pop listings on CL

Hello BP!

I watched the latest 90 day challenge yesterday and we are gearing to make something happen. Thinking of the LEADS very important beginning of the funnel..  I've heard it talked about how some people find leads on CL by contacting the mom and pop investors. 

In looking through quite a few listings: virtually every single one says not to contact them about unsolicited offers (concern #1) and then I have no idea how to determine which MF are mom and pop owned. 

Those of you using CL to successfully get leads,  how do you filter for the non-corp mf's?
