Possible new build deal?

Hi BP! Hope you can help with this one! I’ve been wholesaling sfr consistently for about 20 months in the course of which I’ve come across using creative financing, joint ventures, partnerships...etc. This one I have very little idea what to do. A gentleman responded to a mailer, said he might sell the home but it’s a teardown and would rather partner with the buyer! It’s 3 acres with a few homes on it, not sure if they really are teardown. If I wholesale this I know to turn to a developer, but I don’t have any in my Rolodex presently so that I could say “ this land I have under contract you are going to develop it and the seller and I are going to piggyback on it!” I’d love to gain that experience but I also don’t know if it is the time to wear this many hats : wholesaling, purchase Multifamily, scale the wholesale operation, become an agent,new development? If the land is on the path to progress,and you would take it on as a development what would you do? How would you present it to a developer? Thank you in advance
