Issues with Getting EMD Refunded

Hi BP members - I was wondering if anyone in Houston has done deals with a wholesaler/assignor named "Booker T. Holbert" who runs the "Holbert Consulting" business. I was in the process of doing a deal with him, but looks like the deal fell through and now I'm having a hard time getting my EMD refunded. Just trying to see if anyone has experience with this entity before I engage an attorney.

Check your contract. These wholesalers demand a non-refundable deposit when you put in a contract. I suspect that's what's going on here.

Earnest money should only go to a title company, not one of the parties involved in the transaction.
