Subject To Deals - Gotcha's!!

I been seeing some subject To deals popping from wholesaler these days even with houses pretty new. May be due to oil and gas job cuts I presume. So I am evaluating to do them depending on the numbers, JV with investors if needed.

I am willing to hear from any experienced investors who has done it recently and can share what's their experience especially gotcha's and numbers to look out. That would be great!!
