How To Find Motivated Seller for Free

My partners and I are going through Harris County foreclosures looking for properties we'd like to buy! Here's how we do it.

go to:

http://www.cclerk.hctx.net/

search data base ->
foreclosures ->
select file date for Jan 2017->

Then you get all the files for Notice of Sale. The court sends out these letters to tell owners that their house will be foreclosed on on the first Tuesday of the next month (feb 7th). The document won't tell you the address, but will identify the property by giving its "legal description."

search the legal description of the property in google in the format
"Lt # Blk # (subdivision)"
one of the first search results should be the homes profile on HAR. Take the address you got from HAR on this site and plug it into this website.

http://www.hcad.org/records

Then it will tell you the owner of the house, send them a letter, or knock on their door, and go solve their problems

Happy Hunting

@Jacob Smith You could either pay mecklenburg times for an annual subscription with daily updates on new foreclosure filing and sales.  Or you could go to the websites for the major foreclosure firms in the area (Brock & Scott, Hutchens Law Firm, etc).  Many of these firms show foreclosure filings that they are a party to on their website.
