Appliance Repair

Anyone have an appliance repair company they use in Houston (Katy)? Also, what is your opinion on refrigerator repairs? All my new leases I offer a refrigerator at no charge to the tenant. I also indicate that this is a non-realty item and if it breaks, they are responsible for repairs. Except for this particular tenant whose lease isn't that clear. I offered to split the repair cost with her. Is that fair? It is a brand new refrigerator...still had the tags on it when she moved in 18 months ago.
