New Zipcodes to invest in Houston

Hello. I took a hiatus from RE investing for two years. I'm looking to buy another rehab/hold property, but I'm having price shock! I previously invested in 77053 area. Near Main/Fuqua and S. Post Oak. Right now, most the deals I see in that area are $80k+. Does this seem right? or am I just not finding the right deals. 

Any other zip codes you would suggest with houses less than $70k? I am looking into 77033 area right now (610 E & 45). My ideal properties would be SFA, 3:2 or 2:1 less than $70k that I could rehab then rent. Anyone have any tips or advise to share about this area? I'm not as familiar with it.

Thanks so much! Would love to hear what ya'll are seeing out there or if I'm the odd person out not finding deals.
