Hey bigger pockets good people Iso advice

So my uncle band aunt has some property in north Nashville in a commercial area. Bt there property is zoned R8. It's around 8 acres in 2 parcels. They listed it for 22M and are holding out for more. I'm not sure if they are loosing there marbles and if I should step in and offer a difference of opinion or offer reassurance. They're kinda living hand to mouth and I just want to see the best outcome for them. In my unprofessional opinion I thought it was maybe 1M maybe 2M bt there selling agent listed it for 22m Initially 30M. I don't know with commercial RE the way it is currently bt I'm sure the property could be rezoned just by the building going on all around it. I just want to help them while the market might still be in there favor.
