Any areas exempt from STR regulations?

Caveat:  I recognize that this is an ongoing dialogue, and nobody knows for sure what the city will do.

I'm looking to purchase a condo in the Nashville area, to use as short term rental, recognizing that it's almost impossible to get the numbers to work on a condo if I rent the "regular way".  

It seems that the impending regs are going to impact "residential zones", and I wondered if there are downtown areas that may be zoned differently, or may be less impacted by this?


Any Nashville realtors that are experienced in the STR space that can help out?
