Complete noob and still learning about real estate

Hi, 

I'm looking for some insights and recommendations from people with more experience. 

I'm getting analysis paralysis. 

I've been reading a few threads now and it seems that a lot of people think that the old RE rules are largely no longer possible e.g. the 1% rule. 

So my question is two part - what tactics are still worthwhile in the current climate? Which areas would you recommend in the state of TN? 

I'm just starting out bear in mind, so apologies for my naivety in advance.
