Cordova/Memphis future outlook

I'm looking for insights on the outlook for the Cordova area. I have single family 5 br, 2.5 bath in 38016 a couple houses down from the lake. I believe it's in a good location. My goal was to hold on to it long term, but I got a good offer to sell as the house has doubled in value since I purchased it.

I would appreciate info on population growth, inventory, job, vacancy, etc. I read that population has stagnated the past few years, and hundreds of homes are being built in memphis. The area has had low inventory for a while.

And any thoughts on how a recession would affect the area? Thanks!
