North Charleston- Park Circle (STR)

Hi everyone! 
I'm new to real estate investing and about to close on a townhouse (no HOA) in North Charleston near Park Circle. I'd be interested in using it for STR, but I'm hearing mixed reviews about that possibility. I know downtown Charleston has tight restrictions on STR and permitting, but are STRs possible in North Charleston? I see successful Air BNB's in Park Circle online, but when I called town hall to ask about any approval processes, they advised STRs aren't legal (at the moment) unless the property is zoned for business. Does anyone have insight into STRs in the area or ways to make it work?
