Wow- I didn't know the law changed to allow more than one STR per lot. That definitely opens doors in the future. The houses have two separate electric meters but share water. Sounds like I'm safe in that regard.

I'm renting both units out! No interest in selling…was just curious since the listing didn't mention two addresses. The plan is for one LTR and one STR.

Hi all,

I just had, what I think is a pleasant surprise, on a recent purchase in Park Circle area of North Charleston. Looking for feedback and help with an address question!

The property was listed on MLS as one address with a main house and detached unit on the same lot.

After closing, I emailed local zoning to ensure I could legally rent both properties separately (just in case the detached unit was held to ADU rules). To my surprise, zoning advised that there are two legal residences on the lot with separate addresses…unit A and B. Green light to rent both to different families. I even separated them with a fence to have their own yards.

Where I need advice:

- Was the property listed incorrectly on MLS? Is this good for resale?

- How do I ensure USPS recognizes the new Unit addresses that the town provided to me? It’s proving to be a bit of a pain.

Hi all,

New investor over here! I just purchased a property in North Charleston (Park Circle) that includes a 3bd house and 1 bd ADU. It seems like rental prices have gone up significantly across the board over the past year, but I've also noticed a number of new airbnbs, thanks to investor friendly regulations.

If you’re familiar with the area, I’m hoping for a pulse check on demand before furnishing the properties. Are MTRs consistent in the area? Are STRs becoming over saturated?

These are the numbers I’m considering. Decor would be upscale and the 9000 sqft lot will include an outdoor pavilion. Will the market support them?

STR: ADR: $350
MTR: House, ~$3600, ADU: $1800

Hello everyone! I will be listing my primary home in Bristol, RI on Airbnb (for the first time) this winter/spring as I travel and work remotely. Do you have any recommended property management companies to manage client turnover, cleaning, and stocking of common items? Thank you!

Hi everyone! 
I'm new to real estate investing and about to close on a townhouse (no HOA) in North Charleston near Park Circle. I'd be interested in using it for STR, but I'm hearing mixed reviews about that possibility. I know downtown Charleston has tight restrictions on STR and permitting, but are STRs possible in North Charleston? I see successful Air BNB's in Park Circle online, but when I called town hall to ask about any approval processes, they advised STRs aren't legal (at the moment) unless the property is zoned for business. Does anyone have insight into STRs in the area or ways to make it work?
