Providence, RI Real Estate Market

Greetings All! My name is Roland. Have loved real estate for most of my adult life and at the same time nervous and excited about trying to do some investing. I'm married with three grown kids, and looking for residual income as I am in the twilight years of my career. I've got five years minimum before I pull the plug for retirement and want to develop a portfolio. We currently own a home now and want to leverage our equity and start investing. The California real estate market is just ridiculous right now, so I want to go out of town or state and consider opportunities. Any thoughts about the Providence, RI market?? I've been there and think it's a town with real character.
