Property Management Recommendations

Hello All

First off, let me say thank you for taking time out to help me. I'm looking to start building a relationship with a Property Management team in Pittsburgh PA. I will visiting the Pittsburgh area in May to learn more about Pittsburgh neighborhoods and meet with TJ Bencho from Aurora Real Estate Investment Services. I fully intend on investing in Real Estate in Pittsburgh in 2019.

Does anyone have any good recommendations for a Property Management company? I reached out to Real Property Management Pittsburgh, but I'm waiting for a response back. Any suggestions you provide would be greatly appreciated.

@Bryen Blankenship I recently reached out to a few different companies in the Pittsburgh area for the property that I am closing on in the next few weeks. I sent you a message and can speak about what I learned there.

Here are the questions that I used -

  1. What methods of rent collection do you use?
  2. What property management software do you use? 
  3. What is your process for tenant screening? 
  4. How many units does your company manage? On the same note - what is the size of your staff? 
  5. How do you handle maintenance requests? Do you have an in house staff or just a list of trusted contractors? Do you keep an expense reserve amount for each unit? 
  6. How do you handle evictions? What costs surrounding these are passed on to an owner? 
  7. What is your monthly management fee? Is there a minimum charge per unit? 
  8. What is your initial leasing fee and lease renewal fee? 
  9. What is the minimum term for your contract with an owner?

Also very good to ask what the company's service area is - some only operate in certain places.

This is one topic I'd love for people to be open on here - is there a property management company you use and love?  I've had some bad experiences with mine, but it's unclear whether that's par for the course or they are not good.

I've been causally looking for a property management company that services Beaver and Butler counties.  I've been creating a list of property management companies that I find on Zillow.  When you look at a property listed for rent, refer to the contact information and you will be able to tell whether or not a property management company is listing the property or the actual landlord.  

I have not started to contact any companies on my list because I really have no reason to move forward on one with the couple units that I own.
