Allegheny Country Sheriffs Sales

Hey BP Investors,

Is anyone on here currently buying properties (or bidding on them) at the Allegheny County Sheriff's Sale? We have attended the last two and looking to start making bids.

Few questions someone on here might be able to help us with.

1. I have noticed the upset prices appear for some of the properties on the sale list close to the day of the auction. Is there a specific day they tend to go up? Is searching the legal records and seeing the amount owed on the property enough to determine the upset price? I have noticed the attorney telling unsuccessful bidders what the upset price is, can you call the attorney prior to the sale and find it out this way?

2. Due Diligence - with back taxes (for non free and clear properties) other then checking the country real estate portal, what else can be done, can burrough and school district taxes be checked online. I know this is a grey area as you cant use a closing company. What else can be done?

3. Delayed Sale - At the last sale we had a property we intended to bid on, however it was delayed till june. What can we do to know whether the sale will be delayed? Call the attorney?
