Landlords Insurance challanges?

Hi guys I'm new to this community! I've been lurking for about a month now and I haven't seen this discussion at all so far in this forum. But out of curiosity what/who do you guys use for your land lords insurance and why? Yes I am an agent but starting in April I will be able to go out of my way to gain access to quote in almost any company I choose. Just curious who is giving you guys the best rates out there. Maybe an even better question what is your biggest challenge regarding the insurance portion of being a landlord/real estate? I'm trying to understand my clients needs better and I figured it would best to ask real estate enthusiasts. Thank you!!
