What type of insurance should I get?

I own one sfh (under my name) in New Jersey.  I have a tenant there and I have a landlord insurance policy.  The policy costs $1500/year.  I have owned the property for over 10 years and have never collected on the insurance.

I have one 3-family home in Philadelphia (purchased under an LLC). It is currently vacant and has been rehabbed. I hope to rent it out very soon. I had called an insurance company months ago and they won't even insure it when vacant. A different insurance company I called said that I should have insured it at the closing and now it's too late since I've been uninsured for too long. Should I wait until rented out to get a policy? Can I just get business insurance since it's an LLC? Or should I just get an umbrella policy? I don't have any mortgages.
