Out of State investing - PA

Hey Guys! 

My first post! I am an out of state REI from NYC and looking into targeting Pensilvania for flips. I would appreciate any insight into what neighborhoods I should narrow down to.

I have been researching PA for a month and I have narrowed a few areas but I have learned PA housing emotion changes block by block. I am looking to narrow my search to a single city or town in PA but need some help from natives! Thanks in advance!!
