Questions on Norristown and Philadelphia for ARV and Cash flow st
Hi Guys,
I am in the process of purchasing properties in Norristown which I anticipate an ARV play for the next 3 to 5 years. The reasons are closer to the king of Prussia, growth of many businesses and trainline to philly. Is my assumption wrong or what do you guys think about it? I am also thinking of Philadelphia as a cash flow strategy due to low taxes and higher rents. What are the regions you think in PA would be an ARV play and Cash flow play?

Is an "ARV play" a medium term buy and hold rental where you expect your property value to increase rapidly?
