to build or buy?

I've been obsessing over the idea of buying a duplex and living in one unit while renting the other unit out for a while now. The problem I face is there doesn't seem to be many properties in my area that meet my needs. Would it be Worth it to just find a properly zoned lot of land and build one to meet my needs?
